Here is my situation: I have a Vaillant Ecotec pro 28 combi boiler that is about 6 years old. It is stored in the loft of a 3-bed house and until now I've never had any problems with it apart from a small amount of pressure loss which is so gradual I only needed to top it up every few months or so. I do this using the 2 valves underneath boiler as instructed by a plumber friend. A couple of weeks ago I switched the heating on (after it being off all Summer) and since then the pressure has been dropping pretty much every night so that in the morning there is an F22 fault code and the heating doesn't come on. To get around this I have been adding pressure as before and then the heating works again. I'm no expert at all but from reading lots it points to the expansion vessel either needing a recharge or is failing/failed. I see that you can test the Schrader value for water. I also read that vessels last around 10 years, which if true means we're fairly close to it. PUMP, HIGH-EFFICIENCY (IF THIS IS THE REPLACEMENT PART THEN PART NUMBER 0010030691 - CABLE IS ALSO REQUIRED) Another cause could be the expansion vessel has lost its air and needs to be recharged or replaced. The most common cause of a Vaillant boiler losing pressure is a leak, this could be on the boiler or anywhere on the central heating system.

This is most likely an expansion vessel problem, if so, you will need to recharge it or replace the expansion vessel if the diaphragm inside is split.

The pressure rises when the heating is on, so you will not get the proper reading until it has cooled down. But when the heating cooled down, the pressure went really low and caused an F22 fault. However if the system is under pressure then my understanding is that of course water would come out of the air valve and the person doing the job is trying to con me into getting unnecessary work?

When opening the drain point do you need to open all valves up on the rads and then open the bleed valves or can you just literally open the drain point and draw off 10 litres and then shut off the drain? If the pressure drops, it means the water is getting out which should not be happening.
